Drainage & Grading in Yelm, WA
Yelm's prairie soil usually drains well. When a Yelm yard floods, it's often compacted ground, a low spot or high groundwater, not the whole lot.
What's different about Yelm drainage
- Yelm Creek. The creek runs through the middle of the city. In the 1996 Nisqually floods, Yelm saw high groundwater and street flooding, and in November 2006 the creek went over its banks and closed streets for days.
- High groundwater areas. Yelm's critical areas code treats Thurston County's mapped high-groundwater flood hazard areas as frequently flooded areas. If your lot is in one, drainage needs a careful plan.
- Compacted new-build lots. Outwash soil drains fast, but construction packs the ground hard. A compacted layer can hold water like hardpan.
