What yards here deal with
- A wet half and a dry half. Olympia averages about 50.6 inches of rain a year. November alone brings over 8 inches. July gets about half an inch. A yard here has to shed water in winter and hold onto it in summer.
- Hardpan. A lot of Olympia is sand and gravel sitting on dense glacial till. Rain soaks in fast, hits the hardpan and stops. That's your soggy lawn and your puddle by the back steps.
- Slopes and bluffs. Budd Inlet, West Bay and the Westside hills get steep. The city flags slopes over 40% with 10+ feet of height as landslide hazard areas, so walls and grading there take real planning.
- Old lots. Bigelow is Olympia's oldest neighborhood and South Capitol is a historic district. Old lots come with settled walkways, tight side yards and grades nobody has touched in decades.

Olympia FAQ
Do you cover my part of Olympia?
Yes. All of Olympia, plus the rest of Thurston County and all of Pierce, King, Lewis and Mason counties.
How tall can my fence be in Olympia?
City code caps fences at 4 feet in the front yard (the first 10 feet back from the street) and 6 feet on the sides and rear. We go over your lot's rules at the assessment.
My yard stays soggy all winter. Can you fix that?
Usually. In Olympia it's most often grading plus hardpan. We find where the water comes from and where it can go, then grade and build drainage to match.
Can you work within my HOA's rules?
Yes. If your HOA has to approve a new patio, fence or planting, we'll give you a clear plan to submit.
My Westside driveway turns to ice on frosty mornings. Can you help?
Yes. We do de-icing and light snow plowing for drives and walks, so a hilly Olympia street doesn't trap you at home.
