Landscaping in Tumwater, WA
Tumwater is a short drive from our Olympia shop, and we know its streets, the prairie ground and the water that comes up from below. Here's what we see and what we do about it.
Neighborhoods we serve
Tumwater Hill · Mottman & Black Lake · Trosper & West Tumwater · New Market · SE Capitol Blvd · Littlerock Road · Bush Prairie & Munn Lake · Southwest Tumwater · Airport & Old Hwy 99
What yards here deal with
- Water from below. Southwest Tumwater and the Littlerock Road area have high groundwater. Newer plans there require mitigation where groundwater sits within 6 feet of the surface.
- The 1999 lesson. In February 1999, groundwater flooded the Salmon Creek basin just south of town. Flat ground over hardpan left standing water across up to 113 acres, and over 200 properties were affected.
- Prairie sand. The USDA's sample site for Nisqually loamy fine sand is just south of Olympia. It's sandy prairie soil that drains fast and dries out quickly in summer.
- Bluffs and hills. The Deschutes River bluffs, Tumwater Hill, Bush Mountain and the slopes west of Black Lake Boulevard are mapped as steep-slope or landslide areas.

Tumwater FAQ
Where are you based?
In Olympia. Our shop is at 9607 Old Hwy 99 SE, Olympia, and Tumwater is one of the closest places we work.
My backyard floods in winter but there's no creek nearby. Why?
In parts of Tumwater, the water is coming up, not down. High groundwater over hardpan can pond even on flat lots. We look at grading and drainage together.
How tall can a front-yard fence be in Tumwater?
Tumwater limits front-yard fences to 42 inches, and 36 inches near a corner-lot intersection. Fences over 7 feet need a building permit.
Can I blow leaves into the street?
No. Tumwater prohibits raking or blowing leaves into streets, since they clog storm drains. We bag and haul them off.
Does Tumwater Hill ice up?
Steep drives are the first to get slick when frost hits. We offer de-icing and light snow plowing to keep them usable.
