Retaining Walls in Olympia, WA
Olympia isn't flat. Between the Westside hills, West Bay and the bluffs over Budd Inlet, a lot of yards are fighting gravity.
What's different about Olympia walls
- City slope rules. Olympia treats slopes steeper than 40% with at least 10 feet of height as landslide hazard areas. Walls on that kind of ground take more planning and can need extra review.
- Seeps on slopes. The city also flags tight soils on slopes over 15% when they seep in the wet season. Water behind a wall is what pushes it over.
- Till that doesn't drain. With hardpan close to the surface in many spots, water piles up behind a wall instead of soaking away. Wall drainage isn't optional here.
- Old walls. Older neighborhoods have aging rock walls buried in ivy. Sometimes the job starts with clearing and taking a hard look at what's left.
What we build
- Walls to level a lawn, patio or bed on a sloped lot
- Walls with drainage behind them, planned for winter
- Rebuilds of failing walls, after we see what's going on

Olympia retaining wall FAQ
Do I need a permit for a wall in Olympia?
It depends on the wall's height and where it sits, especially near steep slopes. We'll talk through what applies to your lot at the assessment.
My old rock wall is leaning. Can you fix it?
We'll look at it first. A leaning wall usually means water or weight behind it. Sometimes a rebuild is the honest answer.
Can you build on a bluff lot?
Some bluff lots need an engineer before anyone builds. We'll be straight with you about what your slope needs.
