Drainage & Grading in Tumwater, WA
Tumwater has a groundwater problem that most towns don't. In some yards, the water comes up from below.
What's different about Tumwater drainage
- Groundwater flooding. In February 1999, rising groundwater flooded the Salmon Creek basin south of town. Over 200 properties were affected, and standing water covered up to 113 acres.
- Shallow water table. Southwest Tumwater and the Littlerock Road area have high groundwater. Newer plans require mitigation where it sits within 6 feet of the surface.
- Flat ground over hardpan. Water has nowhere to go but sideways. Grading matters more here than almost anywhere.
What we do
- Grade lots so surface water moves away from the house
- Build drainage for low, flat yards
- Grade and prep for new landscapes and townhome sites

Tumwater drainage FAQ
Can drainage fix groundwater flooding?
It can help a lot with surface water. When the water table itself rises, the goal is to keep water away from the house. We'll be honest about what's possible on your lot.
Do you grade new construction sites?
No. We don’t take on new construction. We grade and fix drainage on existing yards and homes.
When should I call?
In winter, when you can see where the water sits.
